How DryMark Restoration Auburn Was Born in Auburn

We remember the exact afternoon. It was late 2014, and we were standing in a living room on I Street Northeast, watching a homeowner flip through a water damage invoice that had grown by forty percent between the estimate and the final bill. The scope had changed, the crew said. Extra equipment was needed. The drying was “more complicated than expected.” The homeowner, a woman who had already missed three days of work, was not arguing. She was just staring at the numbers like she was trying to find where the trap was.

We were working for another restoration company then, and we knew where the trap was. It was in the estimate itself, which was deliberately vague, which listed “drying services” without specifying how many days or which rooms or what dry standard the company was actually promising to hit. The industry standard at the time was to get in the door with a low number, then expand the scope once the homeowner was stressed and the equipment was already running. We had watched it happen across Auburn, Kent, Sumner, all the way up to Federal Way. It worked because water damage is an emergency, and emergencies make people sign fast.

That afternoon on I Street, we decided we would not do it that way. When we brought DryMark Restoration to Auburn in early 2015, we promised something different: a written scope with a flat price before any equipment touched the floor. Every room documented. Every moisture reading logged daily. No surprises, no scope creep, no “while we’re in here.” That is Clause 1 of the H.A.V.E.N. values code, and it is the reason we opened this branch.

Alicia Brennan’s Personal Connection to the Damage Restoration Trade

We did not plan to spend our life measuring moisture content in drywall. We fell into it sideways, the way most people fall into work that ends up mattering to them.

It started with a flooded basement in our own rental, back in 2010. A failed water heater in a unit off West Main Street, water spreading across concrete that had never been sealed properly. We called a company, they came fast, they set up loud fans and a dehumidifier that ran for eleven days. When they finally packed up, the walls smelled like wet cardboard. We learned later that they had never moved the insulation to dry the cavity behind it. The moisture meter they used, if they used one at all, had not been calibrated in years. We paid, we complained, we were ignored. Then we started reading. ANSI standards. IICRC protocols. The physics of evaporation in the Pacific Northwest’s specific climate, where our cool, humid winters slow drying times and make proper equipment sizing critical.

By 2011, we were working restoration jobs ourselves, starting with small water losses in Auburn and Kent, carrying our own moisture meters, writing our own drying logs. The work felt immediate in a way that office work never had. You could see the problem, you could measure the progress, and when you did it right, you could hand a homeowner a stack of paper that proved their house was actually dry, not just dry-feeling. The smell of a properly dried structure is specific: clean plaster, nothing growing, no chemical cover-up. We still notice it walking into a finished job.

What gets us out of bed is the paperwork, honestly. The drying log with daily readings for every affected room, signed and dated, that turns a restoration invoice into a claim an insurer pays without a fight. That documentation is what separates a technician from a professional. It is what DryMark was built on, what Haven acquired the brand for, and what we deliver on every job in Auburn, Lake Morton-Berrydale, Milton, and every neighborhood we serve.

If we were not doing this, we would probably be in some other trade where evidence matters. Construction inspection, maybe. Something where you look at a thing, measure it, and write down what you found.

Meet Alicia Brennan - The Person Behind Every Job

Alicia Brennan is the Owner and Founder of DryMark Restoration Auburn. She has spent over ten years in the damage restoration trade, beginning with hands-on water mitigation work in the South King County market before opening this independently owned and operated branch of DryMark Restoration in early 2015.

Her training includes IICRC Water Damage Restoration Technician certification and ongoing education in applied structural drying, with equipment from Dri-Eaz and Phoenix systems that she specs personally for each job. What separates Alicia from a corporate franchise technician is simple: she still reviews every drying log before it goes to an adjuster, and she still answers her phone when a past customer calls with a question six months later.

Outside of work, she restores vintage furniture, a hobby that taught her more about wood moisture content and seasonal expansion than any classroom. She believes a house is a physical object with measurable properties, not a project to be rushed through.

Our commitment to you is direct: when we work in your home, you will know what we found, what we did, and what the numbers say before we leave.

Our Promise to Auburn Homeowners

Our values are not posters on a wall. They are policies we have paid to stand behind.

Honest pricing: We name the price range on the page, in dollars, and we put the flat price in writing before work starts. Clause 1 of H.A.V.E.N. - Have it in writing - means no verbal estimates that shift once the equipment is in your hallway.

Quality equipment and documentation: We run Dri-Eaz and Phoenix dehumidification systems, and we pair them with XPOWER air movers sized to the actual cubic footage of your affected space. More importantly, we log daily moisture readings, room by room, and we give you that record. Evidence on every job is not a slogan. It is what turns your restoration invoice into a claim your insurer pays.

Standing behind the work: Our warranty is written, dated, and specific to the scope we agreed on. If we missed something, we return. No “while we’re in here” upsell, no scope creep, no surprises. That is the Haven Standard, and it is stamped on every page of our documentation.

Our Credentials

Our Credentials
  • State-licensed - Every pro working under our name is required to hold the license and insurance their state requires. We do not send untrained labor into your home.
  • Insured & bonded - Protection for your property while we work, and protection for you if something goes wrong.
  • Years of local experience - This branch has served Auburn, Kent, Sumner, Federal Way, Milton, Des Moines, Puyallup, Maple Valley, SeaTac, Renton, Tacoma, and Lake Morton-Berrydale since 2015.
  • Strong local reputation - We are called back by homeowners, by property managers, and by adjusters who have learned that our documentation holds up.

Why this matters: damage restoration means strangers in your home during a stressful moment, often with your belongings exposed and your insurance company watching. A state license means someone checked our qualifications. Insurance and bonding means you are not left holding the bag if a mistake happens. Local experience means we know how Auburn’s older homes near the Green River floodplain differ from new construction in Lakeland Hills, and we adjust our drying plans accordingly. Documentation means you have proof of what we actually found, not just our word.

Rooted in Auburn

This branch runs out of Auburn, not out of a dispatch center in another state. We have dried basements in the historic homes near Old Town, extracted sewage backups in the valley neighborhoods below the Super Mall, and coordinated with adjusters on losses from Lake Tapps to the Kent border. We know that spring runoff on the Green River can affect crawl spaces in ways that summer pipe bursts do not, and we size our equipment accordingly.

We are not sponsoring the little league or pretending to be from somewhere we are not. We are Alicia Brennan’s team, operating under the DryMark Restoration name and the Haven Standard, serving the homeowners who live where we work. Our trucks are local. Our drying logs are local. Your documented record when we leave is local too.
